2. Description of Service
Ava is an AI-powered assistant that helps users search for rental and purchase properties, schedule viewings, and coordinate with real estate agents. The Service facilitates communication between property seekers and real estate professionals but does not itself act as a real estate agent, broker, or legal advisor.

By using the Service, you agree to:
- Provide accurate and complete information when requested
- Use the Service only for lawful purposes
- Not interfere with or disrupt the Service or its infrastructure
- Not attempt to gain unauthorized access to any part of the Service
- Comply with all applicable local, national, and international laws and regulations
4. Service Fees and Payment
Ava's property search and viewing coordination services are provided at no cost to users. In the event that a successful property transaction is facilitated through our platform, a service fee may apply. Our fee structure is as follows:
- No fees are charged for property searches, inquiries, or viewing appointments
- Any applicable fees will be disclosed and agreed upon in writing before a transaction is completed
- You will never be charged without your explicit prior consent
5. Intellectual Property
All content, features, and functionality of the Service, including but not limited to text, graphics, logos, and software, are the exclusive property of Ava Real Estate and are protected by international copyright, trademark, and other intellectual property laws. You may not reproduce, distribute, modify, or create derivative works of any part of the Service without our prior written consent.
6. Privacy
Your use of the Service is also governed by our Privacy Policy. By using the Service, you consent to the collection and use of information as described in our Privacy Policy. 7. Disclaimer of Warranties

8. Limitation of Liability
Ava is an AI-powered assistant designed to facilitate property searches and coordinate viewings. Ava does not constitute a licensed real estate agent, legal advisor, mortgage broker, or financial consultant. All property information, pricing, and availability should be independently verified with the relevant parties before making any decisions. To the fullest extent permitted by applicable law, Ava Real Estate shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the Service.
9. Modifications to Terms
We reserve the right to modify these Terms at any time. Material changes will be communicated to you via WhatsApp or email at least 30 days before they take effect. Your continued use of the Service following such notification constitutes acceptance of the updated Terms. If you do not agree to the modified Terms, you must discontinue use of the Service.
10. Termination
We may terminate or suspend your access to the Service immediately, without prior notice or liability, for any reason, including if you breach these Terms. Upon termination, your right to use the Service will cease immediately. You may terminate your use of the Service at any time by discontinuing use and requesting deletion of your data.
11. Governing Law
These Terms shall be governed by and construed in accordance with the laws of Portugal, without regard to its conflict of law provisions. Any disputes arising under these Terms shall be subject to the exclusive jurisdiction of the courts of Lisbon, Portugal.
